      <description>&lt;p class="block-p" style="text-align: start"&gt;In the many years Darren Sander has been involved in agriculture, one thing has not changed during that time: connections in the farming industry will always be best made face to face.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;For the last 14 years, Darren has been selling farm real estate in Saskatchewan, with his son, Tyler, joining him in 2021 as the fourth generation to be part of the Canadian agriculture industry.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;As more and more people choose digital communication—like texting over phone calls or in-person meetings—Darren said they are always trying to ensure they are physically present with their clients across the table.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;"We keep it old-fashioned," said Tyler. The phone crackled a little as the two drove four and a half hours for a coffee meet-up with one of their farmer clients.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;"We always like to do one-on-one chats, no matter how far. We will drive as far as needed for an in-person meeting. We keep it original," said Tyler.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Darren grew up on the family farm near Wilkie, Sask., and took on custom harvesting contracts across Canada and the United States. He saw firsthand how small and tight-knit the farming industry is, and that sense of community continues to amalgamate. "Everybody knows everybody," he said.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;"Through those connections is how we started off selling farmland. And really, it's still evolving from some of those connections. Whereas I may have met the father of the operation 25 years ago, now we’re dealing with the sons of the operation in this business."&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Darren and Tyler deal with farm sales in two different scenarios: either as operations expand or as farmers transition off the farm. When a realtor is helping a family sell generations' worth, the farmer needs to feel they are being represented by someone they are comfortable with.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;"It's still about one-on-one connections and people being comfortable with you," said Darren.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;For those times when face-to-face is more difficult, Darren and Tyler are seeing the benefits of the digital space and tools. Using the Sanders’ farmland website, farmers can send valuable information to get the process of evaluating the farm started.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;"We wanted to have a mechanism where a farmer could simply email our website with their land locations, and we can do our research on all the sales values and the data from their area, and give them an accurate valuation on what their farm might be worth in today’s market," said Darren. This is always followed by an in-person meeting.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Darren was also one of the first to offer aerial drone services to his clients. Born of necessity, it started when potential buyers from Alberta were interested in land in Saskatchewan.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;"Taking footage of this farm really was the key to get those people to come out and look at the farm. But they were sold before they came out, because they saw the drone footage of this productive farm in seed. Acre after acre of great land."&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Providing drone footage to their clients has created more opportunities to get people out to view the land they’re interested in. Buyers and sellers get a new perspective of the farm compared to just driving down the road.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;"Even back in 2012, the quality has always been fantastic, but the types of information drones capture is becoming more and more sophisticated," said Darren. "Drones are used now in every sector of agriculture, whether it involves spraying, locating weeds, or analyzing field conditions during the growing season. It’s really evolved in the last 10 to 15 years."&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;He is proud to be among some of the first to use that technology in the farmland industry.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;"If you have a listing and somebody wants to get a sense for the farm or get comfortable with what they’re looking at—the topography, the layout—you’ve got this mechanism out of this tool that really helps people get comfortable with what they’re looking at."&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Moving into the 2025 growing season, some of Sanders’ clients have expressed concerns on a variety of topics that may impact the season. However, Darren is optimistic about the future of agriculture in Saskatchewan and the future of farmland real estate. No matter where someone is farming from, Darren and Tyler are always happy to talk about the family farm and its challenges at the kitchen table over a cup of coffee.&lt;/p&gt;</description>

While the increase was slightly lower than the 11.5 percent growth recorded in 2023, the upward trajectory highlights the sustained &lt;a target="" rel="" href="https://darrensanderrealty.ca/buying-and-selling.html" data-type="link"&gt;demand for farmland&lt;/a&gt; despite some pressure on commodity prices.&lt;/p&gt;&lt;p class="block-p"&gt;J.P. Over the year from July 2023 to June 2024, there was a 9.6% increase, representing a slowdown compared to the previous year, likely the result of &lt;a rel="" href="https://darrensanderrealty.ca/blog.html/2024-farmland-prices-8648257" data-type="link"&gt;lower commodity prices&lt;/a&gt; and &lt;a rel="" href="https://darrensanderrealty.ca/blog.html/how-to-apply-for-farmland-loans-8660215" data-type="link"&gt;elevated borrowing costs&lt;/a&gt;.&amp;nbsp;&lt;/p&gt;&lt;p class="block-p"&gt;For the second consecutive year, Saskatchewan and Quebec have recorded the highest average 6-month increases in the country, at 7.4% and 5.4%, respectively (Table&amp;nbsp;1). The rates in New Brunswick, British Columbia, and Alberta all settled in the same range, 5.2%, 5.0%, and 4.6%, respectively. Manitoba recorded a growth rate of 3.9%, closely followed by Nova Scotia at 3.8%. " class="content-image" data-type="content-image"&gt;&lt;/div&gt;&lt;p class="block-p"&gt;&lt;em&gt;Source: FCC calculations&lt;/em&gt;&lt;/p&gt;&lt;h2&gt;The dance between interest rates, farm profitability and farmland values&amp;nbsp;&lt;/h2&gt;&lt;p class="block-p"&gt;&lt;a target="" rel="" href="https://www.fcc-fac.ca/en/knowledge/economics/interest-rates" data-type="link"&gt;Interest rates&lt;/a&gt;&amp;nbsp;are always a major driver of major investment decisions. The economic environment of the previous two years has been characterized by high interest rates due to persistent inflation. The Bank of Canada recently proceeded with reductions in its policy interest rate, with the initial adjustment occurring a little less than a month before our analysis period ended (January 1st to June 30th, 2024). While actual interest rate decisions of the Bank did not likely matter much, expectations of lower interest rates might have played a role. By late January 2024, financial markets were fully pricing in the first rate cut of the Bank of Canada to occur in June. And the expectation at the time would be that the Bank of Canada policy rate would be lowered by 1% by the end of the year. These expectations pushed down interest rates in financial markets and lowered borrowing costs slightly.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p class="block-p"&gt;Lower interest rates, or expectations of lower borrowing costs, enhances buyers’ willingness to pay, thereby driving up demand. Yet farm revenues matter too.&amp;nbsp;&lt;a target="" rel="" href="https://www.fcc-fac.ca/en/knowledge/economics/grower-margins-crop-input-market" data-type="link"&gt;High input costs&lt;/a&gt;&amp;nbsp;squeeze profit margins, possibly limiting farmers' capacity to invest in new land and moderating farmland value growth. In the short term, 2023’s strong farm cash receipts (Figure 1) likely contributed to the growth we are reporting now. The limited availability of farmland for sale is also a crucial driver of farmland values.&amp;nbsp;&lt;/p&gt;&lt;p class="block-p"&gt;Figure 1: Farm Cash Receipts&lt;/p&gt;&lt;p Additionally, the Okanagan and South Coast regions are also experiencing value increases. The provincial average is largely impacted by the Peace-Northern Region, which contains the majority of the province's arable land. The most recent 12-month average growth rate recorded a rebound (6.6%) after the previous 12-month period registered a decline (-3.1%).&amp;nbsp;&lt;/p&gt;&lt;p class="block-p"&gt;In Alberta, the trend has been toward selling smaller parcels of land, as large holdings are divided into smaller groups to attract more buyers. Additionally, land transactions are increasingly occurring through private sales, live auctions, and sealed tenders. We have observed a 4.6% rise in land values during the first half of 2024, with the most significant increases noted in the northern parts of the province.&amp;nbsp;&lt;/p&gt;&lt;p class="block-p"&gt;&lt;a rel="" href="https://darrensanderrealty.ca/blog.html/ranch-vs-farm-decoding-the-differences-with-experts-8525178" data-type="link"&gt;Saskatchewan&lt;/a&gt;'s farmland values keep rising, leading the nation in appreciation. From January to June 2024, the average increase is 7.4%. Northern and central areas are nearing double-digit growth, while southern regions show smaller but positive gains.&amp;nbsp;&lt;/p&gt;&lt;p class="block-p"&gt;Manitoba's 3.9% growth is primarily fueled by the Westman region, with additional support from the Parkland region. The other regions fall below the provincial average. Although Manitoba ranked high in the&amp;nbsp;&lt;a target="" rel="" href="https://www.fcc-fac.ca/en/knowledge/economics/farmland-values-report" data-type="link"&gt;2023 Farmland Values report&lt;/a&gt;&amp;nbsp;and year-over-year growth, it has dropped to sixth place nationally in this mid-year report.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p class="block-p"&gt;In Ontario, high-quality farmland remains in demand and sells well, while average to lower quality land either struggles to attract buyers or fetches lower prices. The Central West region has seen the highest increase in land values, unlike the Mid Western region, which shows no growth. Overall, farmland values in Ontario are stable with minor changes across most areas, leading to a provincial average growth of 2.1% at mid-year.&amp;nbsp;&lt;/p&gt;&lt;p class="block-p"&gt;This economic pressure of higher interest rates and lower commodity prices has resulted in a much less pronounced increase in Quebec’s land values compared to recent years. Nonetheless, Quebec is reporting the second highest rate of growth in the country after 6 months. The reported rate of 5.4% is near the national average of 5.5%. The province's rise is primarily due to growth in the central regions of the province (Mauricie-Portneuf, Centre-du-Québec and Chaudière-Appalaches). This strong expansion, however, is counterbalanced by only a modest growth in the regions with the highest per acre farmland values (Montérégie and Laurentides-Lanaudière).&amp;nbsp;&lt;/p&gt;&lt;p class="block-p"&gt;Similar to Quebec, New Brunswick's growth rate is near the national average at 5.2%. The market for potato-producing land there is limited, with larger operations purchasing land at record prices. Nova Scotia continues to attract a few out-of-province buyers, but interprovincial migration has slowed. From January to June, Nova Scotia's growth was 3.8%. Prince Edward Island has seen minimal changes with growth reported at 1.7%.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;h2&gt;Summary&amp;nbsp;&lt;/h2&gt;&lt;p class="block-p"&gt;Comparing the 2024 figures with the most recent 12-month period and the 2023 Farmland Values Report clearly reveals a small national deceleration in the growth of farmland values. The&amp;nbsp;&lt;a target="" rel="" href="https://www.fcc-fac.ca/en/knowledge/economics/q3-2024-macroeconomic-snapshot" data-type="link"&gt;recent interest rate cuts and anticipated further reductions&lt;/a&gt;&amp;nbsp;in the policy rate for the remainder of 2024 (two cuts of 0.25%) and into 2025 (five cuts for a total of 1.25%)&amp;nbsp;should provide support to buyers’ valuations of farmland. Yet farm revenues should remain severely constrained as commodity prices show no signs of rebounding. It's one of the reasons our sales here have been so active." says Darren. It's a great place to live, raise a family and you can't beat the people here." Darren, born and raised on his family's Wilkie, Sask. farm, is the fourth generation of Sanders to work in agriculture.&lt;/p&gt;&lt;p class="block-p"&gt;This year, he officially welcomes the family's fifth generation into an ag-based business as his son Tyler, aiso a realtor, joins Darren Sander Farmland Real Estate, The Sanders hold a special place in their hearts for what farmers go through when they sell their land. "When you come to someone's door to sell their farm, it's different than selling a home," says Darren. "It's funny, when we started operating my custom harvesting business in 1990, my life mirrored that again," says Darren. "We'd be somewhere across Canada and the U.S., all the way down into Texas harvesting crops for farmers throughout the summer, spending winters in the city.&lt;/p&gt;&lt;p class="block-p"&gt;Darren, his wife and their three children would travel to each taim staying in a sun. kv, bring no tractors, gran carts and running four-to-six combines as a support network for each client's harvest. "We harvested close to a million acres over those 17 years. We saw a lot of land and dealt with a lot of farmers," says Darren.&lt;/p&gt;&lt;p class="block-p"&gt;Tyler and his sisters learned the value of hard work by spending time on various north American farms unti Darren exited custom harvesting in 2007. "When I stopped, I found working those farms was not just what I&amp;nbsp;did, it's who l am," says Darren. "That's what led me back into the industry and selling farmland. It felt like I'd taken a 17-year intensive course on farmland and I missed dealing with farmers."&lt;/p&gt;&lt;p class="block-p"&gt;Shifting into farmland real estate, Darren had already built a strong network of farm contacts and feels fortunate to have sold a lot of land on behalf his valued farm clients, small and large. His biggest buyer group includes farmers already operating near the sale property or those relocating to set up a new farm. He's also dealt with &lt;a rel="" href="https://darrensanderrealty.ca/buying-and-selling.html" data-type="link"&gt;investors and out of province buyers&lt;/a&gt;.&lt;/p&gt;&lt;p class="block-p"&gt;"We just sold a &lt;a rel="" href="https://darrensanderrealty.ca/mylistings.html" data-type="link"&gt;5.000-acre tract of land in Watson. Sask.&lt;/a&gt; to a large investor in Ontario looking to expand their land base” says Darren "we completed a very large farm sale for a South African client a couple of years ago. We've been fortunate to have some great success, but it all goes&amp;nbsp;back to dealing with farmers."&lt;/p&gt;&lt;p class="block-p"&gt;Tyler also brings that love of farming and his dad's work ethic to the business. "I grew up seeing my dad get up for combining as six a.m. and running until two a.m. I thought that was the norm and how everyone worked," says Tyler. "We learned early to value our friendships within our family and all the farm familes we were working with It's certainly rubbed off on the Sander kids. Tyler ran combine from ages 11-15 and loved spending time with farmers. After high school he worked construction and then in the trades for several years. “I enjoyed being outside, but I didn’t fell this work was my long-term career," he says. "I realized I wanted a real estate career where I could &lt;a rel="" href="https://darrensanderrealty.ca/contact.html" data-type="link"&gt;sell farmland&lt;/a&gt;. I completed my course and earned my license while working full time."&lt;/p&gt;&lt;p class="block-p"&gt;Tyler's presence opens new doors including a larger focus on technology and digital marketing, something Darren’s never needed to lean into thanks to his existing network. "I'm planning to capture a lot of our work and what these farmers have built on film. We’d like to provide this back to the farmers we works with,” says Tyler.&amp;nbsp;“ill also be posting this content on our social media”.&lt;/p&gt;&lt;p class="block-p"&gt;Tyler also brings a residential real estate focus in addition to farmland transactions. "Working beside my dad again is going to be awesome," he says.
